ABSTRACT

One of the most important sector of any developing nation is the building and construction sector which is very essential to the nation's socio-economic development as it is a fundamental support to building development in any nation and one of the important factor which makes it practical is building materials which is also dependent on the cost of procurement. This study therefore investigates the negative effects of building material cost on housing development in Benin city. Questionnaires was carried out in major areas of the city by the use of simple random sampling technique. Findings from the study indicates that factors responsible for the increasing cost of building materials includes government policies, present economy of the nation as well as individual attitude of building material dealers. From the study it was discovered that the increasing cost of building materials has great implication on the provision of affordable housing within the study area, abandonment of project due to delay in completion, poor housing as well as high price of rent. In order to improve the condition of housing and housing development, it was recommended that; the government should make policy that will reduce the use of foreign building materials by enhancing research in the production local building materials, price of local building materials should be subsidized in order to increase the standard of building using sufficient and efficient materials for construction and there should be regulation in the price of building materials so as to encourage the construction of houses by developers thereby making housing affordable.
