ABSTRACT

Physical, economic, social, institutional, and contextual elements all play a role in land acquisition. Each of these elements has a distinct impact on the acquisition of property, making it difficult to make decisions that would facilitate an easy acquisition of land. In order to evaluate the variables influencing land acquisition as well as the obstacles to efficient land acquisition in Ovbogie, Benin City, Edo State, this study will focus on the techniques and restrictions of land purchase in Ovbogie. The respondents to structured questionnaires were asked questions to collect information on the numerous barriers to land acquisition in Ovbogie, Edo State. The data were analyzed using descriptive statistical methods. According to research, some of the most common ways to acquire land in Ovbogie, Edo, are by purchase, inheritance, lease or rent, and traditional means. Compulsory acquisition by the government, gifts, and squatting unlawfully on property are additional common options. Infrastructure, urbanization, the availability of usable land, and the security of the land tenure system are some of the factors influencing land acquisition in Ovbogie, Edo State. Excessive delays in land registration, compulsory land acquisition and compensation, title documents to the land, and changes to the land's use are some of the major obstacles to effective land acquisition in Ovbogie, Edo State. According to the report, the government should considerably increase the openness of the standards used in the land acquisition process since doing so will guarantee best practices that will raise community satisfaction. To meet the needs of the vulnerable landless or almost landless, governance at all levels has to be more effective.
