ABSTRACT
This research work investigates Population Growth and its Effects on the Rental Value of Houses in Ugbowo. This work also examines the average level of rents for houses, the rate of increase in the rent value as well as the proportion of household income spent on housing by the tenants in Ugbowo.
A field survey was conducted using questionnaire as the major source of data. Convenience sampling method was used in getting the sample for the study as there was great difficulty in getting the list of population of Ugbowo. 50 questionnaire were administered in BDPA, Adolor Quarter and Uwasota Quarter making a total of 150 questionnaire. The data gotten were analysed using frequency tables, percentages etc. Pearson Production Movement Correlation coefficient (r) was used to test the hypothesis of the study which states that there is no significant relationship between population growth and house rent.
Thus, the study revealed that there is no relationship between population growth and rent price among other findings. Recommendations are put forward which include for the government to help in the development of houses and stabilization of price of building materials as well as the construction of new roads and the repair of the dilapidated ones as these greatly influence rent price in Ugbowo.
