ABSTRACT
This study is to measure the performance of direct commercial real estate investments in select locations surrounding the Central Business District (CBD) of Benin City, the challenges encountered during the process of carrying out the performance measurement, and the factors that influence the performance of direct commercial investments. This is with a view to advising potential investors on the better option in the selected locations within the study area. In order to achieve this aim the following objectives were examined; identification of direct commercial real estate investments within the selected locations in the study area, measurement of rental returns from shops and offices for the last ten years (2012 – 2021), an assessment of the performance of shops and office blocks using rental returns, inflation and growth rate over a period of ten years.
