ABSTRACT
The study is intended to ascertain the assessment and perception of housing quality in Egor local government area, Benin City. Primary data used in the study was collected using questionnaire while the secondary data includes other relevant information and journals sourced from the internet. A total of total of 160 respondents were sampled from the study area. Simple random sampling was carried out and the local government was grouped into four communities representing the entire population. The first area was seen as the high population area, the second and third areas, as the medium population areas, while the fourth area was seen as the low population area. This was done to aid easy analysis.
The analysis shows that a large portion of the population selected their dwelling due to affordability and not aesthetics or design of the dwelling. A large portion of the communities also rated the quality of their dwelling as being average while pegging lack of maintenance as the major cause of low quality of dwelling in the study area.
The study recommends that before carrying out any form of housing construction, adequate planning should be done to make sure that the intended construction meets up with building codes. To this end, the community is to liaise with home owners to participate in this as well as rendering adequate penalties for defaulter of the law. Also, it was also recommended that there be programmes that assist older home owners to carry out repairs and maintenance on dwellings since their fixed income might not be enough to carry out such maintenance and restructuring.
