ABSTRACT

According to the Mariam Webster dictionary, maintenance is the act of keeping property or equipment in good condition by making repairs, correcting problems, etc. Building maintenance in its entirety, comprises the preservation of buildings such that it's durability and economic values are sustained. This research evaluated the current state of building maintenance culture in the university of Benin. The field evaluation focuses on the lecturers, students and non-teaching staff to access the state of their lecture theaters, offices, hostels and shop outlets in the institution. Questionnaires were distributed and analyzed to determine the causative factors for the level of inadequate building maintenance culture in the university. The results of the study revealed that students, the more frequent users of the halls of residence and lecture halls believe that the various factors listed in the survey contributes immensely to poor building maintenance in the University. While the lecturers believe that the lack of maintenance culture on the part of the daily users significantly causes deterioration, the non-teaching staff were of the opinion that the neglect from the managerial bodies is the leading factor towards inadequate building maintenance. The obvious lack of consistency in building maintenance culture was of a great concern in this study. In view of this, recommendations were made towards the overall improvement and sustenance of building maintenance culture in the tertiary institution of learning.
