ABSTRACT
Proximity to a pleasant facility and important journey destination improves accessibility by reducing transportation costs in terms of both the amount of time and money spent on the journey. Therefore, it is supposed to have a positive influence on rent. In light of the above, this investigation sought to ascertain the effect of proximity to the university of Benin Campus on residential rental values in Ekosodin. Out of a total of 528 houses in the community, 217 houses were randomly selected from which data on rent, housing subtype, and coordinates were collected. Linear regression was used to test the relationship between rental values (dependent variable) and distance from the Uniben Campus (independent variable). The relationship was weak and moderate, but the negative beta value indicates an inverse relationship between rent and distance in the study area. This confirms the positive influence of proximity to a pleasant facility/journey destination on rental values.
