ABSTRACT
Building maintenance is a way of presenting buildings in its initial stage, as far as practicable, so that it effectively serves its purpose for which it was conceived and built. There is no doubt the need to maintain buildings to serve its purpose are what need careful consideration. It is not the issue of whether the building is in use or not. Buildings are said to be a machine by Le Corbusier which needs to be maintained on a daily basis.
Of central importance is the usefulness of buildings in institutions as most of the activities are cared out indoors considering the harsh weather and the environment. It is in the light of this that the maintenance department is established to collect information and foster solutions as to keep the building functional. There is therefore, the need for correct maintenance and collection of information on maintenance as it concerns the university community, as to foster development and encourage and create conducive environment for study.
Building maintenance basically involves and revolves round the process. It is a point of note to say that maintenance starts the day the contractor leaves the site. Though the maintenance department of the University of Jos has been trying, there is little or no attempt to gather information on why some of the buildings are not well maintained as the administration plays a vital role in this part. This back creates a void between the NUC standard for university requirements.
This project is therefore geared towards ensuring a conducive environment architecturally for proper information on building or structures, tenants have a need to utilize the space of the building in which it was meant for.
According to Knut Larsen etal (2000), maintenance of buildings is generally regarded as a continuous process as far as the life span of the building is concerned. Also, an American water works association technology (1997) has it that the maintenance of mechanical, electrical an instrumentation system of buildings starts the day the architect and his team handover the site to the clients.
