COMPARATIVE ANALYSIS OF THE DEMOGRAPHIC COMPOSITION AND RENTAL DIFFERENTIALS BETWEEN PRIMARY AND ACCESSORY DWELLING UNITS IN ASABA, DELTA STATE

ABSTRACT

This study comparatively analyzes the rental differentials and demographic composition between primary and accessory dwelling units in Asaba, Delta State. The objectives of the study were to compare the rental differential between primary and accessory dwelling units in Asaba, determine the relationship between the demographic composition and rental differential between primary and accessory dwelling units in Asaba and determine the spatial variation in the demographic composition and rental differentials between primary and accessory dwelling units in Asaba. Questionnaires were administered to a total of 157 properties with ADUs and they were all returned valid. Descriptive statistical analysis was used to analyze the data collected with the aid of the Statistical Package for Social Sciences (SPSS) version 21. Further analysis was carried out using Chi-square, Student’s t-test and Analysis of Variance. The study revealed that there is a relationship between demographic indicators such as income, age, occupation e.t.c and the rental value of both primary and accessory dwelling units in Asaba. There was also spatial variation in these indicators across the different zones in the study area.
