This study evaluates residential building maintenance practices in selected public institutions in Benin City, Nigeria. Through surveys of residents and maintenance staff, it assesses the current state of buildings, identifying prevalent issues like leaks and cracks. It examines maintenance practices employed, revealing a heavy reliance on reactive repairs over proactive approaches. Key challenges like delayed responses, staffing shortages, and coordination breakdowns are explored. Strategies emphasizing staff training, standardized protocols, robust safety measures, preventive maintenance, and improved communication are proposed to mitigate challenges.
