ADOPTION OF GREEN RETROFITS IN BUILDING PROJECTS IN BENIN CITY, EDO STATE

ABSTRACT

Green retrofitting of existing buildings is a sustainable approach to enhance energy and resource efficiency, yet its adoption has been relatively slow in developing countries like Nigeria. This study aimed to assess the level of adoption of green retrofits in building projects, identify barriers hindering adoption, and examine the perceived benefits in Benin City, Edo State. A quantitative research design was employed, involving questionnaires distributed to 225 construction professionals. The findings revealed moderate adoption rates, with cost-effective technologies like daylight sensors and efficient lighting being most commonly implemented, while complex solutions faced lower adoption due to higher costs. Lack of awareness regarding sustainability was identified as the primary barrier, followed by limited client interest, industry knowledge gaps, absence of supportive policies, and regulatory constraints. In contrast, the cost of green products was not a major obstacle. Lower operating costs and higher return on investment emerged as the top perceived benefits, reflecting financial advantages. Other recognized benefits included healthier lifestyles for occupants, reduced water and energy consumption, longer building service life, and enhanced marketability, although environmental benefits ranked lower. The study concludes that while green retrofit adoption in Benin City is moderate, the gap with developed nations remains significant, necessitating targeted incentives, educational initiatives, and effective communication strategies to overcome barriers and promote wider implementation. Recommendations include awareness campaigns, capacity-building programs, financial incentives, regulatory support, and showcasing successful case studies to incentivize adoption and contribute to a more sustainable building sector in Nigeria.
